Document for Earnest money receipt to Henry A. Latourell. Document reads; Reality Board- Official Earnest money receipt. Official rates of commssion- city property: 5 per cent on first $60,000.00; 2 1/2 per cent on all over $60,000.00, Out of town property: 5 per cent of total sale price. Exchanges; full regular commission from each side, same as two sales. October 4, 1948. Received of Michael Dyminski hereinafter mentioned as the purchaser, the sum of Eighty and no over 100 ($80.00) dollars as earnest money and in part payment for the purchase of the following described real estate situated in 3203 Watson Street, Vancouver, County of Clark, State of Washington, and more particularly described as follows, to-wit: Lot six (6) and nine (9), Block three (3) cunningham addition to the City of Vancouver, as per duly recorded plat thereof of record in the office of the County Auditor of said Clark County in Vol. "C" of plats, Page 20. Which we have this day sold to the said purchaser of the sum of Thirty Nine Hundred ($3,900.00) Dollars on the following term, to-wit: the sum of eighty and no over 100 ($80.00) Dollars as hereinabove receipted for; and ($3820.00) upon acceptance of title and delivery of warranty deed, balance. A remarkable abstract or certificate of title from a reliable abstract company is to be furnished the purchaser forthwith. It is agreed that if the owner does not approve the above sale, or if the title to the said premises is not marketable, or cannot be made so within thirty days the earnest money herein receipted for, shall be refunded. But if the above sale is approved by the owner and the title to the said premise is marketable, and the purchaser neglects or refuses to comply with any of the conditions of this sale and to make payments promtly, as hereinabove set fourth, then the earnest money herein receipted for shall be forfeited to the undersigned agent, to the extent of the agreed upon commission, and the residue to the owner as liquidated damages, and this contract shall be thereupon be of no further binding effect upon the seller. The property is tobe conveyed by good and sufficient warranty deed, free and clear of all leins and incumbrances to date, Time is the essence of this contract. Signed James Farell Agent. October 4, 1948. I hereby agree to purchase the above property and to pay the price of Thirty Nine Hundred ($3,900.00) Dollars as specified above.
