Constructed ca. 1786-96; Victorian alterations 1880s; 89 Broad renovated 1978. These two buildings were once very similar, simple, Federal style, 3-story, masonry, single houses. 89 Broad Street was probably erected after 1786 by Maj. Stephen Lee, a watchmaker and planter, on land inherited from his wife's father, Paul Smyser. The merchant James Piersen constructed 91 Broad Street, circa 1796, which retains the later Victorian alterations of metal window lintels, cornice, and parapet, masking earlier details. Its neighbor to the east had similar treatments removed in the renovations of the late 1970s. (Poston, Buildings of Charleston.)

For the files labeled 89 Broad Street, there are records of two easements, one in 1983 (exterior provisions, donated by 89 Ltd.) and one in 1999 (interior and exterior provisions, donated by Dennis J. Rhoad). The 1983 Gift Folder contains documentation of the easement and related correspondence; Confirmation of Understanding); Consent Certificate to Terminate Easement; and an appraisal report. The 1999 Gift Folder contains documentation of the easement including related correspondence and Confirmation of Understanding; Part I certification (National Register); mortgage subordination. Two Management Folders containing annual inspection reports; requests for alterations, some with drawings; correspondence related to the management of the property; a document providing neighborhood data, site data, description of improvements, and lease of the property (to Sarah Anne's Ltd.); legal documents and correspondence relating to a breach of the conservation easement, foreclosure action, and the condemnation of the property.
For the files labeled 89-91 Broad Street, one Management Folder containing requests for alterations; correspondence relating to management of the property; Title to Real Estate; Quitclaim Deed. One Historical/Miscellaneous Folder (89-91 Broad Street) contains historical and architectural research; newspaper articles (including DYKYC); plats; building history from Information for Guides of Historic Charleston; copies of architectural drawings, photographs, and a sketch; Real Estate Sales listings (various years).
For the files labeled 91 Broad Street, Gift Folder contains documentation of the easement (exterior) including related correspondence and Confirmation of Understanding; Part I certification (National Register); mortgage subordination; Consent Certificate to Terminate Easement. One Management Folder containing annual inspection reports; requests for alterations, including a retroactive request for approval for use as an art gallery; correspondence and miscellaneous legal documents related to the management of the property; paint color samples.
Also available (pdf) are documents containing correspondence and other documentation from 1994-2006 relating to various issues involving 93-97 Broad Street, including legal correspondence. Files had been maintained by HCF Executive Directors Carter Hudgins and Kitty Robinson. The original files were not processed, except organized chronologically, and some items may be redundant.
