Scope and Content

This building is vertically subdivided (into three units), one fronting on Church Street (102 Church Street) and two fronting on Elliott Street (36 Elliott Street and 38 Elliott Street). It was conveyed to HCF through one-fifth interest each year for 5 years (1971-1975). During that period, HCF used the property as a rental unit. HCF sold the property in 1989 with restrictive covenants on 102 Church and 38 Elliott. Restrictions do not cover 36 Elliott. No additional house history on file. Needs further research. Three files contain documentation of the covenant on the property; correspondence related to the covenant; documentation of the vertical subdivision of the property; annual inspection reports; requests for alterations; correspondence and other documentation related to the management of the property; paint ship and fabric sample from awnings; copy of HCF covenant information card (102 Church and 36 Elliott); captioned newspaper photograph (1969) "Grocery [Rhode's Food Store] Returns to Rebuilt Home"; chain-of-title research notes; Sanborn Maps (1884, 1902, 1944); documentation of HCF's acquisition of the property; documentation of HCF's use of property as a rental, including "nonconforming use" variance; documentation of HCF's sale of 36 Elliott.
