Scope and Content

Constructed ca. 1806; rebuilt after 1865; restored ca. 1935. Like 83-85 Church Street, 23 and 25 Queen Street form a double 2½ story stuccoed brick tenement structure. Built on Grand Modell lot 86, 23 Queen Street may have been constructed by Frances Gracia, an olive oil merchant of Portuguese and possibly Sephardic Jewish extraction. The tenements passed through the Amory, Mayrant, and Moncrieff families. The latter was in control of the site when the fire of 1796 passed through the area. Creditors foreclosed on Moncrieff's mortgage, and Benjamin Casey, a coach maker, bought the property with money left to Mrs. Casey by her uncle, merchant John Eberly. The ground level of these double tenements functioned as a shop or office space, the upstairs rooms served domestic needs, and the double kitchen buildings behind provided for cooking, laundry, and servants' sleeping quarters. Heavily damaged during Federal bombardment of the city during the Civil War, the front wall was rebuilt after 1865, and both 23 and 25 Queen Street were restored in the 20th century by resident owners. Three files contain documentation of the easement on the property and related correspondence including conceptual approval of an addition; Part I certification (National Register); IRS form 8283; architectural sketches (ca. 2006, unattributed, purpose not indicated); narrative history from Part I certification; annual insepction reports; BAR application with attachments (architectural drawings and photos) (no indication as to approval status); building history from Buildings of Charleston; photocopy of 1944 Sanborn map; newspaper article about a fire (1973); Rosen and Associates inspection reports (2003, 2006). No easement donation photographs (Exh. B to Deed of Conservation Easement) on file. No inspection photographs on file (see Easement Manager for digital photos).
