Constructed 1857. In 1847 the master in equity offered twenty-two lots, some with buildings, for auction on land formerly bounded by Vanderhorst Creek, now Water Street. James Chapman and three partners bought 17 lots including this parcel. Chapman, a commission merchant in stocks and real estate, and then resident owner of the dwelling across the street at 6 Water Street, added another small parcel and created two building lots here by 1857. The identical houses constructed by Chapman follow the Italianate or the urban version of the Italian Villa style, with central pavilions flanked by an entry bay on the east side and a screen for a masked piazza on the west. Stucco quoins on the first-floor corners become pilasters with bracketed capitals on the second story. The front gable with its dentilled cornice frames a Venetian window, and the roof behind boasts three dormers. Although rented to others by 1861, in the division of Chapman's estate his son Robert inherited 1 Water while James received 3 Water Street. Chapman descendants owned and occupied the former until 1927. (Poston, Buildings of Charleston.)
