Scope and Content

Constructed ca. 1837 for use as a summer residence for Rawlins Rivers, a James Island Cotton planter. The 1½ story frame house is raised on brick piers and features a deep hipped-roofed front porch that wraps around both sides to 1-story rear wings. At the rear elevation is a shed-roofed porch with paneled wood parapets. Both porches have fluted wood posts, turned balustrades, and paneled ceilings. The side-gabled roof is clad in standing-seam metal, and there are two gabled dormers at front and rear slopes. centered at the 5-bay wide front elevation is an eyebrow dormer. The roofs of the main core, wings, and dormers have pedimented gable ends that accentuate the Greek Revival influence of the exterior design. Front and rear entries have transoms and sidelights; window openings have 6/6 wood sash. Three files contain documentation of the easement on the property including Deed of Conservation Easement (exterior and open space); Confirmation of Understanding; Part I certification (National Register); easement appraisal report and IRS form 8283; annual inspection reports, requests for alterations, and correspondence related to the management of the property; documentation related to the original easement (1985) (extinguished); excerpt from "Jewel of the Cotton Fields" (Richard N. Cote). See Easement Documentation Photo Files for easement donation photographs (Exh. B to Deed of Conservation Easement) and Covenant/Easement Inspection Photo Files for inspection photography.
