Dear Unkle
After I left you I used my endeavours to / be off with the person who had purchased the lands at / Albany but to no purpose, I am sorry tis so happen’d, / I have had an offer of £700 for the land at Evans Patent w’h. / I believe is the extent of what it will fetch & if you have / no mind to take it yourself for that price, I think it / will be most advisable to agree with Mr Remsen who / is the person, I am more anxious to settle this soon / & to pay evry body as I expect Mamma here soon & / that she may spend the remainder of her days free / from [Duris??] in ease & comfort with what we have / left ^ as I expect my wife to lay in evry day I can= / =not come up myself to have the Deeds signed by you / but must send some person I can depend on
I hope your little son is better, my wife joins / in love to you, Aunt, & Coz’s I am Dr Unkle
Your affectionate
Ph. V. Cortlandt
My respects to
