My Dear Father
I arrive here very / safely on Thursday . Nelson was a the car / waiting for me. Mr + Mrs Van Renfselaer had / left that morning. Philip has sold the house / first to a company of gentlemen for $28,000 / who sold it again to Mr Corning for $32,500 / I believe Philip is to have part of the increase / Mr Corning son is going to reside here + / they wish to get possession as soon as possible /
I have not seen Mr P-[eabody?Parvely?] yet I sent / them yesterday but he had not returned , / I have got the [clothing], silver, china + / glass, divided, and will go on with the / other things to day, I think it best to divide / all first, - before I have the things packed / I will write again when I get through
[END OF PAGE 1]
And I hope you will write and let me know / how Mama is, and if you have heard again / from Ann, with much love to all at home
I remain your affectionate
Daughter Joanna
