Description

A letter from an unknown author to C.A. Black in Ogden, Utah. 4 November 1914. A three page letter regarding 70 acres in the La Habra-Whittier area. The author enclosed a pencil outline of the subdivision and a descriptive folder for the property. He also included a map of Southern California with the approximate location of the 70 acres marked. 11 of the 70 acres include a 4 year old lemon grove, which is producing heavily, and the rest of the land has been farmed to barley. The property comes with 105 shares of water stock, totalling a worth of $10,500. The county boulevard is about 1/4 a mile south of the tract. La Habra, which is about 2 miles away, has the most up-to-date packing house. The cost of the property is $25,000 with 1/3 or 1/2 due in cash and the balance due at a later date. It would cost $7500 to $10,000 to improve the shape of the property. However, once improved, the property can be sold for a profit of $35,000 to $50,000. If planted to citrus and held for 5 years, it will be sold at a profit of $100,000. If Mr. Black would like to have the Whittier Extension Company subdivide and resale the tracts, they would be happy to do so. The pages have been glued together in the top left corner and there is general browning of the paper. Page 1 has small tears on the right side and a fold in the top right corner. Page 2 has tears along the bottom and a fold in the bottom left corner. Page 3 also has small tears in the left side, a fold of the bottom left corner, and the back has an acid burn on the right side. This object is in fair condition overall.
