Description

A letter from an unknown author to T. Vance in Santa Ana, California. 31 March 1914. A typed, 2 page letter, in response to a postcard (object number 2017.41.1.408) requesting information on North Whittier Heights. The author will mail a descriptive folder under a separate cover letter. This will include a map of the property as subdivided, a map of Southern California which shows the location of the property. The altitude of the property is 310 to 1250 feet above the sea. All land below 700 are supplied with irrigation water. There are about 300 acres or rough scenic foothills, which is above the 700 foot elevation and will be getting domestic water at a later date. The soil on this property differs by tract, ranging from Placentia loam to silt loam. Regarding temperature, only recently have thermometers been placed on the property, but last winter the groves did just as good as the Whittier Citrus district and it did not get as cold as Placentia and Covina, which are famous for Valencia Oranges. The nearest electric car line is in Whittier, California, which is about 2.5 miles away. The property is subdivided into tracts of 5 to 50 acres and cost $400 to $800 an acre. There are also a few tracts, 5 to 20 acres in size, which were planted a year ago to Eureka Lemons, Valencia Oranges, and Marsh Grapefruit. These lands are being sold for $750 to $1025 an acre. Terms of sale are 1/5 cash, 1/5 in 2 years and the balance in 5 years. They have sold land to some of the most successful citrus growers in the are. The author then provides a list of people who have bought in North Whittier Heights, and invites Mr. Vance to contact them regarding the merit of the land. The letter is closed by inviting Mr. Vance out to see the property. The pages have been glued together in the top left corner, discoloration on the top and right side, an acid burn along the top, a fold in the top right corner, and abrasion damage on the right edge. This object is in good condition overall.
