A letter from E. Pollard to Grover T. Russell in Whittier, California. 4 April 1921. In response to Mr. Russell's request, Mr. Pollard states that he will sell his 8.795 acres in the Hudson Tract at $1,350 per acre, which would make the total price $11,873.25. Mr. Pollard suggests that the buyer could assume a $4,441.60 balance which is on a mortgage at 7% interest for 5 years. Mr. Pollard explains that he would like the balance of the purchase price in cash, or a part payment with the remainder secured by a Trust Deed. Mr. Pollard also reserves a one-half interest in the property's gas and oil rights and the right to cultivate a nursery on the land for 2 years. Mr. Pollard states that this offer is open for 60 days, though he will not give Mr. Russell an exclusive agency, and that Mr. Russell will receive his regular commission for making a sale. With a moderate tear, creases, minor acid burns, wrinkling, minor foxing, and minor discoloration, the object is in good to fair condition overall.Lexicon
