Ms. Gardner states that she has a ten acre grove at Charter Oak that she wants to sell or trade; thus, she would like Mr. Hart to list her property. Ms. Gardner gives details regarding the property, including its location, its navel and orange trees, its cottage, and her terms of sale. Ms. Gardner values the property at $25,000 and states that if Mr. Hart would like more information, he can speak to her caretaker, Mr. Morris. With creases, pin holes, and minor acid burns, the object is in good condition overall.
