Contract for building for the Rosamond Woolen Factory. The contractors were William Wilson of Ramsay and Andrew Wilson Bell of the Village of Douglas. Andrew Wilson Bell was the architect. They were contracted by James Rosamond and Bennet Rosamond of Almonte. William Rosamond is mentioned as well as George Stephen of the city of Montreal. $26, 500 is to be paid to the contractors for completion of the building plus material costs. For earth excavation it is $0.15 per cubic yard. For loose rock excavations, it is $0.15 per cubic yard. For solid rock excavations, it is $1 per cubic yard. For masonry in walls below basement it is $3.5 per cubic yard. This agreement is on blue paper and is 10 pages in length. There are also 4 pages of specifications of the agreement on white lined paper following the agreement.

Wal[remainder of word is damaged] -- Two in each flats excpting basement -- Seats to be put up under direction of plumber --
Elavator -- Opening to be left in floors as shown on plan -- partitioned off, wich door is front having with weghts --
Bridge -- Bridge to front door with railing , and railing on top of retaining wall of some suitible design strong + neatly made ---
Plastering The walls of basement and of both towers to be well plastered from ceiling to floors with two coats ready for white washing
Painting -- All to be two coat work --- tower roofs and all Cornices , at base, stair railing, walls, and [word has been crossed out] four feet up from floor, with fire proof paint, tinted to each shade as directed -- wood work of cupola [word unknown] , window frames and sash, door frames and doors , and water closet partitions and doors, with N0 1. White lead and linseed oil, tinted to such colour as may be directed -- posts and post caps to be recieve two good coats of linseed oil -- one raw and one boiled --
Whitewashing -- ceilings and walls above painted well white washed with two coats, preparig sized so as not to rub off--
[word damaged] Generally -- The white work to be done in the best and most substantial and workmanlike manner, using only the best and most durable material of different kinds.
Specified , and suplying only skillful and compitant workmen thereon -- Should any thing necessary to make the building complete in every respect, according to the true intent and meaning of the plans and specifications, be omitted from either, the same is to be considered as imcluded in the contract and done accordingly. In all cases the arcitect to be considered the proper interpereter of the meaning and intent of the plans and specifications and to be the judge of the quality of material used ---
No extra work will be paid for unless ordered in writing - should any alterations be made from the plan which will not increase the expenses, they [5words crossed out] are to be done free of charge -- should any be made which will increase or decrease the expenses, the same to be estimated and allowed accordingly -- should it be necessary to

Suply mill wrights, etc, and fitters or plubmers [word damaged] the completion of this contaract they are to be [word damgagd] for access to all parts of this building -- carpentors rubbish to be removed at least once a week to a safe distance from thebuilding -- and smgking [unknown word] in or about the building is to be on no account allowed - should the work not be proceeding fast enought the contractor shall in notifications by B+ W Rosamond + Co or their architect put on more men ---
The whole to be completed on or before the first day of December [november has been crossed out ] next -- The contractor to forfit the sum of $ 100 -- per day for every day after that date the building remains infinished --
The contractor to enter into a contract and commence work within ten days after being notified of acceptance of terms
Payment
B+ W Rosamond + Co. will on the 5th and 20th of every month pay 85 per cent of the proportinate value of work done during the preceeding half month according to architicts estimate --- Balance due in contract will be paid, thirty days after final cmpletion of hte building -- Lenders
Lenders are to state the price per cubic yard ( which, loose rock and solid rock a price for each ) at which the excavators will be made, said prices to include the removal of the material.
The Masanry in the retaining wall and all walls below bottom of slupers of basement floor also to be tendered for by the cubic yard -- Aboce bottom of said slupers of basement floor to be tenderd for in one lump sum --- .
If any good building stone is taken out of the excavations, and used in the walls, the vaue of said stone will be deducted from the price paid for the said Excavations ---
