The margins of the pages are outlined by red, printed on the pages. All 9 pages are written in one or both sides using black ink. At least 3 sets of handwritting are present. These pages are bound together with 2 metal fasteners.

This Indenture
Made the fifth day of October one thousand eight hundred and seventy-two. Between Richard A Shipman of the town of Duncan in the State of Michigan of the United States of America, Railway Employee ___________ George E. H. Shipman of the City of Philadelphia in the state of Pennsylvania ______________ Basil D.D. Rouson of the town of Windsor in the county of Essex and Province of Ontario. Gentleman,. _____________ Basil Dunbar Douglass Rorison and Helen Mary Charlotte Rorison of the said Town of Windsor infant children of the said Basil D.D. Rorison of the First Part and Otelia Shipman and Annie Amelia Shipman wives of the said Richard A. Shipman and George E.H. Shipman of the Second Part and ____________ Bennet Rosamond, John Baird and John McIntosh all of the village of Almonte in the county of Lanark Merchants of the Third Part_____________ Whereas on or about the twenty-eighth day of January one thousand eight hundred and sixty eight the said Richard A. Shipman and one Helen Margaret Rorison the wife of the said Basil D. D. Rorison by the said Richard A. Shipman her next-friend filed their Bill of Complaint in the Court of Chancery for the Province of Ontario as two of the heirs and heiresses at Law of one Daniel Shipman against George E. H. Shipman and other Defendants for the partition of the estate of the_____________________________ said [the following is written on the second page] said Daniel Shipman amongst them and the other heirs and heiresses at Law of the said Daniel Shipman deceased and also for a reference to enquire who were entitled to share in the said Real Estate.
And Whereas since the filing of the said Bill the said Helen Margaret Rorison died intestate leaving the said Basil Dunbar Douglas Rorison and Helen Mary Charlotte Rorison her only children and co. heirs at Law.
And whereas by a Decree made in the said cause bearing date the eighteenth day of April one thousand eight hundred and seventy-one it was referred to the Master of the Court of Chancery at the Town of Brockville to enquire and state (amongst other things) who were the parties entitled to share in the Real Estate of the said Daniel Shipman ad in what proportion and for what estates and interests.
And Whereas by a memorandum of Agreement bearing date the Twentieth day of February one thousand eight hundred and seventy-two it was agreed by and between the parties hereto being parties to the said cause of “Shipman vo: Shipman” and interested in the partition hereinbefore mentioned that for and in consideration of the sum of seven thousand dollars to be paid to the parties hereto of the first part by the said Bennett Rosamond, John Baird and John McIntosh defendants in said cause, they the said parties of the first part would convey and assign to the said Bennett Rosamond, John Baird and John McIntosh all the right title and interest of them the said parties hereto of the first part respectively under the decree and other proceedings in the above mentioned cause and in and to the estate of the said Daniel Shipman and the rents and profits thereof
And Whereas by an order of the said Court of Chancery bearing date the eleventh date of September in the year of Our Lord one thousand eight hundred and seventy-two and duly enrolled in the Records of the said court the Agreement hereinbefore last recited was ratified and confirmed, and the Registrar of the said court was directed to execute these presents for and on behalf and in the names of the said Basil Dunbar Douglas Rorison and Helen Mary Charlotte Rorison.

Now this Indenture Witnesseth that for and in consideration of the sum of seven thousand dollars of lawful money of Canada now paid by the said parties hereto of the third part to the said parties hereto of the first part (the receipt whereof is hereby acknowledged) they the said parties of the first part do hereby grant assign transfer and set over unto the said parties of the third part their heirs and assigns forever all the estate right title and interest of them the said part respectively in and to the estate of the said Daniel Shipman which said estate consists of the following lands and premises that is to say:
All and Singular that certain parcel or tract of land and premises being composed of a part of the north east half of lot number fifteen in the ninth concession of the Township of Ramsay in the County of Lanark and Province of Ontario butted and bounded as follows: that is to say commencing on the north side of Mill street in the village of Ramsayville in the said Township of Ramsay will in the said township of Ramsay and at the distance of two chains eight links from the south side of the timber slide on the side of the street being the south west angle of the tract of land owned by the Ramsay woolen cloth factory company, thence north thirty two degrees thirty minutes east one chain eighty seven links Then north forty nine degrees west nineteen and one fourth links Thence north sixty-five degrees East one chain thirty links more or less to the waters of the bottom of the dam on the East side of said dam. Then Southerly in front of said dam one [the following is written on the fourth page] chain ten links more or less to the tract of land owned by John Murphy. Then south twenty seven degrees twenty minutes west two chains fifteen links more or less to Mill Street Then south eighty one degrees thirty minutes west twenty links then north seventy degrees west one chain seventy links more or less to the place of beginning containing one road and seventeen ferches [spelling uncertain] be the same more or less. All and singular that certain other parcel or tract of land and premises being composed of another part of the said north East half of the said lot number fifteen and butted and bounded as follows that is to say commencing on the south Bank of the Mississippi River on the next side of Bridge Street in the said village of Ramseyville Then South twenty two degrees thirty minutes west five chains thirty links more or less to Mill Street: Then north sixty seven degrees thirty minutes west five chains forty five links Then south eighty one degrees thirty minutes west twenty links. Then north twenty eight west three chains ninety five links more or less to the Mississippi River Thence South Easterly following the windings and turnings of the rivers edge against the stream to the place of beginning. And also the small island in the said River containing three acres more or less adjoining together with the dam and Timber slide. Also all and singular that certain other parcel or tract of land and premises composed of part of the north east half of lot number sixteen in the said ninth concession of Ramsay and butted and bounded as follows that is to say: commencing on the west side of the allowance for road in the tenth concession line and at the distance of eighteen chains from the north side of Bridge Street where it intersects said concession line Then south thirty five degrees west eighteen [the following is written on page five] chains more or less to the centre of the north Branch of the Mississippi River Then following the centre line of said ninth concession Then north thirty six degrees west along said centre line to the limit between lots numbers sixteen and seventeen Then north fifty-four degrees East thirty three chains thirty five links more or less to the allowance for Road on the west side of the said tenth concession line Then south thirty six degrees east fifteen chains more or less to the place of beginning, containing fifty acres to be the same more or less also all and singular that certain other parcel or tract of land and premises being composed of parts of the north East halves of the said lots numbers fifteen and sixteen in the said ninth concession of Ramsay and forming part of the large Island in the Mississippi on said half lots and butted and bounded as follows that is to say commencing on the north side of the allowance for road between the said lots numbers fifteen and sixteen at the south Bank of the north Branch of the said river Mississippi on the large Island in said River Then northerly along the said Bank with the stream to the Easterly side of the tract on said island owned by Smith Coleman. Then south three degrees thirty minutes west four chains fifty links Then south fourteen degrees East one chain seven links. Then south seventy eight degrees fifteen minutes west seven chains forty links more or less to the Mississippi River Then continuing on said course to the centre line of the concession. Then South thirty six degrees East to the south side of the allowance for Road between said Lots numbers fifteen and sixteen Thence to the centre of the south Branch of the said River and continuing along the centre [the following is written on page six]
of the River against the stream to the continuation [spelling uncertain] of the line bounding the western side of the tract owned by Robert Larry on said Island. Then on said line north thirty three degrees fifteen minutes west to the south Bank of the south Branch of the said River. There north thirty three degrees fifteen minutes west one chain Then north sixty three degrees thirty minutes east two chains forty links more or less to the Mississippi River. Then continuing on said course to the centre of the River. Then northerly along the centre of the river with the stream to the north side of the aforesaid allowance for Road between said lots numbers fifteen and sixteen Thence alongside said Road south fifty four degrees west to the place of beginning containing ten acres be the same more or less Also all and singular that certain other parcel or tract of land and premises situate in the said Township of Ramsay containing by admeasurement one hundred acres be the same more or less being composed of the west half of lot number sixteen in the ninth concession of the said Township of Ramsay and also all the estate right title interest property claim and demand whatsoever both at law and in Equity of him the said Daniel Shipman of in from or out of All and Singular such parts parcels and portions of the said north east halves of said lots numbers fifteen and sixteen in said ninth concession Ramsay as are not [out - particnl, word unknown] any above described subject to a mortgage between [spelling uncertain] to one John Romaines. Also lots numbers one two three four five six seven eight seventeen and eighteen on Bridge Street in the village of Almonte, and lots numbers
[the following is written on page seven] nine ten eleven and twelve on Maitland Street in the said village, and lots numbers thirteen fourteen fifteen and sixteen on Richie Street in the said village and lots numbers seventeen and eighteen on Margaret Street in the said village and lots numbers one, two twelve and thirteen, on Mill Street in the said village and part of lot number one and lots numbers two and three on Waters Street in the said village and parts of lots numbers five and six on Albert Street in the said village of Almonte Also all and Singular Lots numbers one, two, three, four, five and six on Queen Street, Lot number seven on Clyde Street Lots numbers eight, nine, ten and eleven on Brougham Street and Lot number Seventeen on High Street in the said Village of Almonte. To have and to hold unto the said parties of the third part their heirs and assigns to and for their sole and only use forever.
And the said parties of the First Part covenant with the said parties of the third part that they will execute such further assurances of the said lands as may be requisite
And the said parties of the First Part covenant with the said parties of the Third that they have done no act to encumber the said lands except sales taxes, assessments and statute labour.
And the said parties of the First Part Release to the said parties of the Third Part all their claims upon the said lands
