Scope and Content

The first page is only half a page and it is a letter signed by Duncan Kippew and Robert Scott. It says that they agree to finish the Dye House, the Storehouse, and the Counting House for $12, 697.00. The second page is the contract between Bennet Rosamond, William Rosamond, George Stephens, Duncan Kippew, and Robert Scott. The contract is signed by Andrew Bell, James Rosamond, Duncan Kippew, and Robert Scott. The letter and contract are on blue lines paper. Rosamond Gentlemen We hereby offer build and finish acerdins to the Plans and Specifications, Dye House , Store House, and Counting House , for you , for the sum of twelve thousand six hundred and ninety seven Dollars $ 12,197.00 Yours Keep Duncan Kippen Robert Scott. [page 2] The Contract made the Eleventh day of November one thousand Eight hundred and sixty seven, by and between Benet Rosamond, of the Village of Almonte in the County of Lanark and Province of Ontario , William Rosamond, of the same place , and George Stephan , of the city montreal in the province of Quebec, Woolen manufacturers, Carrying on business in the aforesaid village of almont under the style , and fines of “ B + W. Rosamond + Co”, Of the first Part : And duncan Kippen, of the Down of Perth in the aforesaid County of Lanark and Robert Scott , of the Village of Pakenham, in the aforesaid county, Contraction of the Second Part : Witnesseth the said parties of the second part for and in consideration of the su of one dollar of lawful money of Canada to them hand paid , the receipt where of is hereby by them Acknowledged, and for the further consideration , hereinafter mentioned, do covenant , promise and agree, to and with the said parties of the first part, that they they said parties of the second part will furnish all materials and labour ; and well and substantially erect, build and finish the certain buildings (by them landed for) names a store house , , an addition to Dye House “ and a counting house, es set forth and in accordance with the amused specifications, which said specifications are the part of dus contract, and with the plows of said buildings prepared by Andrew Bell, architect, and which said plans are signed by him and by the said Contractors -- and the said partes of the second part do hereby agree to build , finish and completes [page 3 ] The several buildings or before the several respection things mentioned as the said annexed specifications names the store house on or before the fifteenth day of July west using [unknown word] the addition & Dyehouse at or before the first day of October neat Ensuing said the Counting House on or before the first day of October east ensuring -- And the raid partes of the second part hereby accept the said specifications and plans as sufficient for the proper carrying out of the said works and also hereby agree that all work done and all material used in the said works shall be subject to the approval of the said architect -- M Consideration where of the said parties of the first part do covenant and promise to and with the said parties of the second part, to or caused to be paid with the said parties of the second part to sum of twelve thousand six hundred and ninety seven dollars of lawful money of the dominion of Canada , at the times and in the manner set forth in the said annexed specifications -- And for the fulfilment of the promises and covenants aforesaid by each of the parties here, they respectively build their legal representatives as well as themselves In witness whereof the said parties baret [unknown word] have herlands set their hands and officed their seals on the day first above written Witnessed of Andrew Bell B + W Rosamond Co James Asanoldf Duncan Kippen Robert Scott [page 4] Specification Specification of addition to Dye - House to be build to west end of old Dye - House for messers B + W Rosamond Co of Amonte Dimensions For dimensions of building , general arrangements and size of tinkes dec plans Excavation All stone and other material is the space occupied by walls and dwarf walls to be removed to the s Soha? [unknown word] rock. All Wood + C to be removed from and a building. The stone now on the ground to e the property of the contractor to be used in the building. Mortar All mortar used to be composed of good fresh lump line and good sharp sand - mixed in proper proportions , a sufficient less g+w of time before using Masonry Walls to be commenced on solid rock and carried up dry as high as high water None but large flat stones to e used in the dry walls, Dwarf walls and [pie for, scratched out] piers for posts to be dry. Above high water , good , square jointed , rubble masonry. Carried up to hights shown in plans . Walls to be carried up to roof boarding. Stone under posts +c. Sills All windows and doors to have cut stone sills pseven inches thick, of the requisite length , weathered and throted. But stone blocks under lower posts . Window and door openings to be neatly arched over outside. Wooden lintels 9” thick inside. Roof Roof to be passed as shown on plan. Sheeted with dry (1’/4’) one and one quarter inch plaks. Not more than (10”) ten inches wide, tongued and grooved and well laid, covered in best nammer with “ Barrgo Patent Roofing “ lseat [unknown] came to be tracked to six roof around ventilations properly so that they will not leak. Roofs of ventilators to be covered with tin properly put in. Ventilators made as shown with one and one half inch plank not more than nine inches wide dry dressed [page 5] On both sides tongued and grooved, well but together Cedars for lower floor not less than nine inches Cedars At smallest end. Two feet from centers, two tiers in dye room, Upper ties and floors to be carefully fitted round dye tus, which will be built by the proprietors. Lower floor to be two inch planks, dry and well laird not to be dressed. Upper floor timbered as shown . Lare joists , to have two rows of bridging. Floor two Thickness of inch planks, joist laid rough and second dressed and joistid , to be not more than six inches wide , dry and well laid oak post plain turned ten inches at bottom and six inches at top. Oak Block top and burton ceiling of joist flat covered with dry then quarter ceiling Inch lumber six inches wide , dressed and well nailed to joists and beams. Upper ceiling and ceiling of stone room to be strapped fastened and plastered . Walls of both flats to be plastered on the stone. All to be two coats work well finished bricks partition where shown. Windows to have the number of lights shown. Glass 10” x 8” . Sash made from two inch stuff, well made, well polished , glazed with best putty and painted upper half of sash to lower full length with proper fastenings in the usual manner, Inside windows, sills two inches thick in the usual manner. Door frames to be made of scantting 4” x4” , built Doors With walls, doors to be Double wide (6” wide), tongued grooved and beaded and well put together with wrought rails. Outside joists lined. Arch for tail oak with window where shown cornice to be covered in sheet irion well pt on in usual manner. Cornice to be painted with fireproof paint. Sash , frames and doors with no 1 white lead No 1 . Above roof tined to shade directed all to be two coat work. [page 6] Rubbish All rubbish to be removed by contractors. Shavings to be removed at least once a week material Contractors to furnish all materials which are to be of the best of the different kinds, specified and do all work , which is to be done in a skillful substantial and workmanlike manner men Completion of buildings } Every thing necessary to make the building complete is to be considered as included and done by the contractor whether mentioned in specification or not. Extra work No extra work will be paid for unless order. Alterations or changes from specification or plans not increasing the expense all to be done when ordered by contractor free of charge. Should any be required which will increase or decrease the expenses , the same to be estimated and added to or deducted from the contract price of the architect. Inspections All the work or to be subject to inspection of archet whose decision as to workmanship , material, measuring of plans or specifications, value of extra or additional work is to be final. Time The building to be completed on or before 1st October 1868 . The proprietors will after the walls all commenced pay on the fifth and seventeenth of every month eighty five percent of the value of work done to 1st and 15th of each month according to architects estimate. During the winter they will on the fifth of each month pay 75% of the value of material delivered according to the architects estimate made on first of same month. All other materials to be removed by contractor to such place or places as directed behind the crib work now being build along East side of Island. Everything necessary to make the building complete to be considered as in charge and done by the contractors whether mentioned in specifications or not - no extra work will be paid for unless ordered.
