This Indenture made in duplicate the twelfth day of June in the year of our Lord one thousand eight hundred and seventy nine in pursuance of the Act respecting short forms of conveyances Between John McPhee of the village of Arnprior in the county of Renfrew Dentist Devisee under the last will and testament of James Mcphee whos life time of the village of Almonte now deceased of the first part Benjamine Valentine Stafford of the village of Arnprior manufacturer and Jane Stafford his wife of the second part and John Baird of the said village of Almonte manufacturer of the third part Witnesseth that in consideration of the sum of two thousand dollars of lawful money of Canada now paid by the said party of the third part to the said party of the first part the receipt whereof is hereby by him acknowledged the said party of the first part doth grant unto the said party of the third part his heirs and assigns forever
All and Singular those certain parcels or tracts of land and premises situate lying and being in the village of Almonte in the county of Lanark and province of ontario being parts of lot number seventy on mill street street in the said village containing by admeasurement seventeen thousand one hundred and seventy square links be the same more or less, commencing on the north side of mill street and at the limit of the land heretofore conveyed by Daniel Shipman to Allan M Donald thence south [the following is written on the second page of the document] eighty one degrees thirty minutes west along mill street sixty and one half links thence north five degrees forty five minutes east one chains fifty five links more or less to the waters edge thence easterly along the waters edge forty seven links more or less to the said Allan M Donald’s property thence south forty five minutes east one chain thirty links more or less to the place of beginning Also commencing where the limits between lots C and D [Prodmud, unknown word] intersects the north side of of mill street thence north fifteen degrees degrees thirty minutes east one chain eighty three links more or less to a point at the waters edge in the embankment thence along the embankment easterly forty and one half links thence south five degrees forty five minutes west one chain fifty six links more or less to mill street thence south eighty one degrees thirty minutes west seventy eight links more or less to the place of beginning + to have and to hold unto the said party of the third his heirs and assigns to and for his and their sole and only use forever subject nevertheless to the reservations limitations provisoes and conditions expressed in the original grant from the crown
The said party of the first part covenants with the said party of the third part that he hath the right to convey the said lands to the said party of the third part notwithstanding ay act by the said party of the said party of the first part And that the said party of the third part shall have given possession of the said lands free from all encumbrances [the following is written on the third page] And that the said party of the first part will execute such further assurances of the said lands as may be requisite
And that the said party of the first part hath done no act to encumber the said lands
And the said party of the first part Releases to the said party of the third part all his claims upon the said lands And the said parties of the second part that is to say the said Benjamine Valentine Stafford as the assignee of the legacies bequeathed under the will of the said late James Mcphee to Archibald Mcphee James Mcphee William Mcphee and Daniel Mcphee and the said Jane Steafford as a legatee under the said will and as the wife of the said Benjamin V Stafford and each of them do remise release and quitclaim all right title and interest at law or in equity they or either of them may or might have in to or out of the said lands either under the said will or otherwise howsoever In witness whereof the said parties hereto have hereunto set their hands and seals

1 That I was personally present and did see the within Instrument and duplicate thereof duly signed sealed and executed by John Mcphee Benjamin Valentine Stafford and Jane Stafford three of the parties thereto
2 that the said Instrument and duplicate there executed at the village of Arnprior in the county of Renfrew
3 that I know the said parties
4 that I am a subscribing witness to the said Instrument and duplicate
