Land deed for Almonte, between Lennox Irving, Gilbert Cannon, Mary Irving and Bennett Rosmond. Two duplicates. Typed in black ink on blue paper. Objects a-c are are stuck together at the upper left corner by and unknown adhesive, objects d-f are individual papers. Transcription: THIS INDENTURE made In duplicate the twenty ninth day of January one thousand nine hundred and one, In pursuance of the Act Respect ng Short Forms of Conveyances. Between - Lennox Irving of the town of Pembroke in the county of Renfrew, barrister at law, executor of the last Will and testament of Gilbert Cannon formerly of the town of Almonte in the county of Lanark but at the time of his decease residing at the town of Pembroke in the county of Renfrew, retired manufacturer, and Mary Irving of said town of Pembroke, widow, devisee under Said will of the lands hereinafter mentioned, of the first part, and Bennett Rosamond of the said town of Almonte, woolen manufacturer, of the second part, WHEREAS the said Gilbert Cannon being in his lifetime seized in fee of the lands and premises hereinafter mentioned, made Pxkxxsxxxxxx and published his lest will and testament, bearing date the 20th. day of Septamber A.D. 1899, and thereby devised the said lends and premises to the said Mary Irving and appointed the said Lennox Irving executor of said will. AND WHEREAS the said Gilbert Cannon died on or about the twenty fourth day of December A.D. 1899 without having revoked the said Will, and the said Lennox Irving duly proved the said last will in the proper Court in that behalf, and the said partition of the first part as such executor and such devisee have sold and agreed to convey the said lands and premises to the party of the secend part for the price or sum of five thousand dollars. WITNESSETH: that in consideration of the sum of five thousand dollars of lawful money of Canada now paid by the said party of the second part to the said parties of the first part (the receipt whereof is hereby by them acknowledged) they the said parties of the first part do grant unto the said party of the second part in fee simple. All and singular that certain parcel or tract of land and premises situate, lying and being in the town of Almonte in the county of Lanark and Province of Ontario, being composed of - (firstl") A part of the East half of lot number fifteen in the ninth concession of the township of Ramsay, Commencing at the distance of ninety five links and on a course North 14 degrees East from where the centre or division line between the East and West Halves of lot number fifteen intersects the South bank of the Mississippi river; then North 67 degrees 30 minutes East 2 chains and 25 links more or less to the centre of the South branch of the aforesaid river; then North 80 degrees 50 minutes West 2 chains and 94 links more or less down the centre of said branch to the head of the falls; then South 5 degrees East 3 chains and 83 links more or less to the place of beginning, containing three fourths of an acre more or less: Also the privelege of erecting and maintaining a dan across the said breach at the Lead of the falls on the said branch to the height of two feet from the general bed of the stream, and also the privilege to make i road feet in width under the slide on the elevation of the bank of the river to intersect with the division or centre line of said lot above described; thence to the public highway; and also the privilege to build a practicable road of 18 feet in width across the slide from where it intersects the public highway extending along and adjoining the upper side of the said part of above described land, which piece of land is part of lot "F" on the plan of ' Wilkie made 1st. December 1893 and registered as number 6362. (Secondly) That certain parcel or tract of land and premises formerly situate ly-ng and being in the township of Ramsey in the county of Lanark, containing by admeasurement "3-1/2 polos of land be the same more or less: COMMENCING at the centre of the ninth.. concession of the caid township of Ramsay at h the South East side of the original road allowance between lots fifteen and sixteen in said concession; thence North 54 degrees East 165 links core or less to the land of one John martin Haskin. Thence South 5 degrees East 220 links more or less to the slide property; thence South 64 degrees xxx 2 minutes West 55 links more or less to the Centre of the said concession; then North 36 degrees West 3B2 links to the place of beginning, which said last mentioned lot of ''and is else par' of said lot letter (Thirdly) All that part of the largo island in the village of Almonte being part of the North East half of lot number sixteen in the ninth concession of the said township of Ramsay and which said part of the large island aforesaid was reserved in a deed thereof rode by one Robert Sigismund Henderson to one Smith Coleman; Also all the water tad water newer connected -with the said land and so reserved on both sides of the said South branch of the Mississippi river. (Fourthly) All that part of the East half of lot number fifteen in the ninth concession of the said township of Ramsay ( now in the town of Almonte) described as all that part of the South West half of two roods more or less, and deeded by Arthur Lang of the village of Almonte aforesaid to one John Honey by deed bearing date the 1st. day of May A.D. 1867 and registered in the Registry Office for the North Riding of the county of Lanark on the 2nd. day of May A.D. 1867, which lies on the lower side of the stone bridge over the South branch of the Mississippi river which piece of land is also part of said lot letter "F". (Fifthly) Tm*u lot number Eighty six in the Cameron survey of the town of Almonte aforesaid as shown on the said plan of said town rode by E. .Wilkie and registered as No. 6262. (Sixthly) Fart of the East Lair of lot number fifteen n the ninth concession of the said township of Ramsay (now part of the town of Almonte) and which parcel or tract of land may be more particularly described as follows, i.e, COMMENING at an. iron post planted on the centre line of the said ninth concession of the township of Ramsay distend 222 4 feet on a hearing North 41 degrees 11 minutes West along the centre line of the Ninth concession from the iron post planted; at the intersection of the Easterly side of Mill street with the said centre line of Njnth concession, which: commencing point is the Westerly angle of the town lot number 24 on the West side of Mill street as shown on Bell's general plan of Almonte; thence North 58 degrees 11 minutes East 245 feet more or loss to the westerly side of the street on which stands the stone bridge ever the South channel of the Mississippi river; then North 8 degrees 45 minutes West along said Westerly side of said street on which stands the stone bridge 17 1 feet; thence South 58 degrees 11 minutes West 254 foot more or less to the aforesaid centre line of the ninth concession of said township of Ramsay; thence South 41 degrees 11 minutes East along said centre line of the ninth concession 16 2 feet to the place of beginning, the same being a piece of land 16 feet wide lying in between town lot number 24 on the Westerly side Hill street 2nd lot "F" as shown on Bell's general plan of Almonte. (Seventhly) All the right, title and interest of the late Gilbert Cannon of in and to the part of the road allowance between lots fifteen and sixteen in the ninth concess- or the said township of Ramsay (now in the town of Almonte) lying between the centre of the said ninth concession and the centre of the South channel of the Mississippi river.
