1 folder ; 11 3/4" x 9 5/8" September 5, 1947 Letter to the Trust from N. C. Hines & Sons, Inc. of Arlington, Va. listing the lot numbers, sale prices, and release prices for the Saint Mary's Beach Development. The Trust was somehow involved in the financing of the development. The company planned on seventy 50' river lots, a main house with 3 acres, 2 other old houses on the property, 200 one acre lots, with 900 acres left over. August 19, 1948 Letter to the Trust from DeWitt Hartwell of the St. Mary's Development Company of Arlington, Va. sending a check and paperwork after the sale of a lot in Saint Mary's Beach April 28, 1949 Letter to Stuart Bennett of the Trust from DeWitt Hartwell sending a plat for Block F of Saint Mary's Beach May 20, 1950 Letter to the Trust from DeWitt Hartwell sending a list of residential and commercial lots in Block A of Saint Mary's Beach with their sale and release prices Intrigued by this material, Kennedy Abell located a plat of the development. It was along North Sandgates Road, quite close to the Patuxent River. He also found two deeds for the sale of lots; there are interesting covenants attached. The purchaser had to agree never to sell, lease, convey, or allow anyone not of the Caucasian race to occupy the property. This type of restrictive covenant is no longer allowed. No temporary structures were allowed and building setbacks were defined. Each lot had to have a septic system. Utility easements were defined.
