Indenture Transcription: February 10, 1795
This Indenture made this tenth day of February in the Year one Thousand Seven Hundred and Ninety five by and Between King Rider of the Town of New Cornwall in the County of Orange and State of New York Hatter and Rosanna his Wife of the first part and John Cressy of the same Town, County, & State as aforesaid Carpenter of the second part. Witnesseth that the said King Rider and Rosanna his Wife for and in consideration of the sum of Eight Pounds current Lawful Money of the State aforesaid to them in Hand paid by the said John Cressy at or before the ensealing and delivery of these presents the Receipt whereof is hereby acknowledged Hath Granted Bargained and Sold, Alioned, Released, Enfeoffed, Conveyed, & Confirmed, and by these presents Do fully freely and absolutely grant, bargain and Sell, Alien, Release, Enfeoff, Convey & Confirm unto the said John Cressy his Heirs and Assigns forever All that certain piece, parcel or Lot of Ground situated lying in the Town of New Cornwall in the County of Orange & State aforesaid and is a part of a Lott of Land Conveyed to said King Rider by Langford and is bounded as follows that is to say Beginning at the Easterly corner of a small Lot of Ground Conveyed to Jacob Mandeville for the use and benefit of a Road from his House to the main Road by said King Rider thence along said Road as it is laid out one hundred thirty feet to a Stake and Stones close to the main Road that leads from Cornwall Landing to Smiths Clove and thence Easterly along said main Road as it now runs Fifty feet to a Stake and Stones thence Southeasterly such a Course as will keep the Lot Fifty feet in Width until it strikes the line of William Titus which will be one hundred and one feet from the last mentioned Corner; thence Southerly along said line about fifty five feet to the place of begining all which Land Contains within said boundaries be the same more or less Together with all and Singular the profits, privileges, Hereditaments and Appurtenances thereunto belonging and also all the Estate, Right, Title, Interest, Possession, Property, Claim & demand whatsoever both in Law and Equity of them the said King Rider and Rosanna his Wife of in and to the same and every part and parcel thereof. To have and to hold the above mentioned piece parcel, or Lot of Land hereby granted and Released with the appurtenances and every part and parcel thereof unto the said John Cressy his Heirs and Assigns forever and the said King Rider for himself his Heirs, Executors and Administrators doth Covenant and agree to and with the said John Cressy his Heirs and Assigns by these presents in manner and form following that is to say that he the said King Rider at and immediately before the Ensealing and delivery of these presents stands Seized of the hereby granted premises of a good Estate in the Law and hath full power and authority to grant and convey the same (by and with the Consent of his Wife) to the said John Cressy in manner and form aforesaid; and that it Shall and may be lawful to and for the said John Cressy his Heirs and Assigns forever hereafter to hold and enjoy the said hereby granted premises without the Lawful impediment of any person or persons whatsoever and that the same premises now are and Shall forever hereafter Remain and Continue free and clear of and from all manner of Incumbrances whatsoever and lastly that the said King Rider and his Heirs the hereby granted premises with the appurtenances unto the said John Cressy his Heirs and Assigns him against him the said King Rider and his Heirs and against all and every other person or persons whomsoever lawfully claiming or to claim the same or any part thereof Shall and will warrant and by these presents forever defends. In Witness whereof the said King Rider and Rosanna his Wife have hereunto set their Hands and Affixed their Seals the day Year as above Written.
