This Indenture made the second day of April in the year of our
Lord seventeen hundred & eighteen Between Elias Boudinot & Samuel Clowes of the Colony of New York Merchants of the one part And William Bull of Wawayanda in the County of Orange in the province of New York Mason on the other part Witnesseth that the said Elias Boudinot & Samuel Clowes for & in Consideration of the sum of five shillings lawful money of New york to them in hand paid by the said William Bull the receipt whereof the said Elias & Samuel doe hereby acknowledge & thereof doe for
ever acquitt & release the said William Bull his Executors & Administrators and also for & in Consideration that the said William Bull is to settle & Improve a Tract of Land herein-after mentioned they the said Samuel Clowes & Elias Boudinot have Given granted Bargained sold aliened Enfeoffed assured & Confirmed and by these presents doe give grant
Bargain sell alien Enfeoff & Confirm unto him the said William Bull & his Heirs & assigns one hundred acres of Land Scituate lying & being att Wawayanda aforesaid being part of a large Tract of Land lately laid out to the said Elias & Samuel beginning att a Chestnut oak tree markt in Minisink path etc. one of the Corner trees of the said tract and from thence it is to run along the line of Christopher Denne in part & partly along the land not yet taken up South thirty Six degrees West three hundred & twenty Rods & from thence att right angles South fifty four degrees East fifty Rods & thence North thirty six degrees East three hundred & twenty rods & from thence North fifty four degrees
west fifty rods to the first Station with all the ways priviledges Hereditaments and appurtenances thereunto Belonging or in any ways appertaining And all the right State Title possession claim & Demand whatsoever of them the said Elias Boudinot & Samuel Clowes or either of them of in & to the same with the Reversions & Remainders thereof To have and to hold the said one hundred acres of Land with the premises and and appurtenances unto him the said William Bull & his Heirs & assigns to the only use benefit & behoof of him the said William Bull and his Heirs & Assigns for ever And the said Samuel Clowes & Elias Boudinot for themselves & each of
them their either & every of their Heirs Executors & Administrators doe hereby
Covenant promise grant & Agree to & with the said William Bull & his Heirs &
Assigns in manner & form following that is to say that the said hundred acres of Land & other the premises hereby granted are free from all manner of Incumbrances whatsoever done or sufferd to be done by the said Elias Boudinot & Samuel Clowes or either of their Assigns And that they the said Samuel & Elias & their Heirs the said one hundred acres of Land with its appurtenances unto him the said William Bull & his Heirs & Assigns against them the said Samuel Clowes and Elias Boudinot & either of them & either of their Heirs or assigns & against all & every other person or persons whatsoever claiming the same by from or under them or either or any of them shall & will for ever by these presents warrant & Defend In Witness whereof the said partyes have to these presents Interchangeably set their hands & seals the day & year first above written
